When a developer in Camarillo reached out about a brand-new apartment complex, the scope wasn’t just one product — it was four. The project called for louvered aluminum sunshades on the leasing building, fabric awnings over the outdoor TV areas, and two custom cantilever canopy systems, all designed to work together visually while solving different functional problems across the property. It’s the kind of multi-scope project we thrive on at American Awning & Blind Co., and it’s a great example of what happens when a developer thinks about shade and architectural elements early in the design process.

Louvered Sunshades: Form Meets Function on the Leasing Building
The leasing office is the first impression for every prospective tenant, so it needed to look sharp. We fabricated and installed louvered aluminum sunshades that give the building a modern, clean aesthetic while cutting direct sunlight on the windows. Louvers are one of our favorite products because they do double duty — they control solar heat gain, which reduces cooling costs, and they add a strong architectural element to an otherwise flat facade. For a leasing building that needs to attract foot traffic and convey quality, that’s a win on both sides of the balance sheet.
Fabric Awnings: Protecting the Outdoor Entertainment Areas
Outdoor amenity spaces are a major selling point for modern apartment communities, and this property invested in outdoor TV areas for residents. The challenge: screens and direct California sun don’t mix. We designed and installed custom fabric awnings over the TV areas that block UV exposure and glare while still keeping the space open and inviting. The fabric was selected for colorfastness and weather resistance, so it will hold up through years of Camarillo sun without fading or deteriorating.
Custom Cantilever Canopies: Engineered for Clean Lines
We also fabricated two custom cantilever canopy systems for the property. Cantilever canopies are supported from one side only — no posts or columns in front — which gives a sleek, floating appearance that works especially well on contemporary buildings. These were engineered and fabricated in-house at our North Hollywood shop, then delivered and installed by our field crew. The result is a clean, unobstructed entryway that complements the building’s modern design language.
Why Multi-Scope Projects Work Best with One Sub
One of the biggest advantages on a project like this is having a single subcontractor handle all the shade and canopy scope. Instead of coordinating three or four different vendors — one for louvers, one for fabric, one for canopies — the GC had one point of contact, one set of shop drawings, and one mobilization to manage. That simplifies scheduling, reduces coordination headaches, and ensures everything looks like it belongs together when the project is done. It’s a big reason developers and general contractors come back to us on multifamily projects.
If you’re developing or building a multifamily property and need shade solutions that combine metal and fabric across multiple areas, we’d love to talk.
